We are hiring a General Manager to join our team at One Galle Face Colombo.
As a General Manager, we will rely on you to:
Be Accountable for the operational success of the complex and oversee operations, marketing, lease management, tenant relations and guest services.
Maintain safety and security in all buildings, perimeters, entrances, exits and ensure security related measures such as systems, equipment are in uncompromisable conditions, emergency and crisis management measures are in place.
Establish good tenant relationship by inspecting and observing daily operations, understand concerns and work together to support and drive for performance.
Work with local authorities, community leaders, have thorough knowledge of the local surroundings and be involved in community affairs.
Develop marketing and promotions strategies to drive sales and footfall, coordinate sponsorship, events and keep track of competition activities.
Develop strategies on tenant mix to increase footfall, higher rental and occupancy rate.
Grow revenue, increase profitability, footfalls and to make One Galle Face the choice destination in the country.
Ensure M&E equipment, all facility maintenance, housekeeping and cleanliness are in good working order.
Develop, implement and administer annual budget, forecasting, recommend capital expenditures, produce monthly financial and executive summary reports to senior management.
Review all lease agreements, renewals, monitor rent collection and execute appropriate actions on delays.
Work with investment and projects team on asset management and enhancement initiatives, develop budget and plans.
Develop action plan for direct reports to further career development, provide regular feedback, coach/counsel to team members and coordinate appropriate training programs.
We Are Looking For Someone Who Are/ Have
Minimum 10 years of commercial, retail, property management experience.
Strong communication skills: oral, written, presentation and in person.
Strong people leadership skills with the ability to identify problems and bring issues to resolution proactively.
Strong business acumen and negotiation skills with the ability to think and listen innovatively.
Excellent time management and ability to prioritize and to meet commitments.
Creative and flexible with the ability to adapt to rapidly changing environment.
